Consider The School District When Buying

As you begin your home search, there are plenty of things you already know to factor in the decision: price, neighborhood attributes,  beds and baths, square footage, and proximity to work. But have you considered looking into which school districts are round the neighborhood you’re searching? In Seattle as we know many new homeowners aren’t planning on having children anytime soon or maybe not at all, but this doesn’t mean that you should cast the school district factor aside; even if you do not have children or do not plan to, the quality of education nearby can greatly affect how much you pay for your home, and how much you can expect to sell it for in the future. You’ll pay more for your home if it is within a good school district. Parents of school age children are always searching for high school ratings, and often will pay more to live in a zoned neighborhood within a highly rated district. A good school district can also protect you from the ups and downs of the real estate market; even in an unpredictable market, a home in a great school district will likely see nearby home values staying consistent or above the median. This will protect you when it comes time for the resale, and although there are no guarantees, you can rest assured parents will always be looking to move to the best neighborhoods with the top schools. Past Sold Listing in Capitol Hill

Just like Seattle’s weather the real estate market in Capitol Hill continues to stay hot. There were 23 single-family homes sold last month and 38 condos. The average list price for a single-family home climbed from $975,595 (7/2016) to $1,052,900 (7/2017). The highest cost for a home jumped from $1,925,000 (2016) to $2,550,000 (2017), the lowest as also spiked from $500,000 to $645,000. There are currently 17 active listings and 24 pending.

Past Sold Listing in Capitol Hill

Condos have also shown growth in the Capitol Hill, Seattle area. The average list price for a condo in the Capitol Hill neighborhood has jumped from $432,094 in July of 2016 to $533,034 this past month (July 2017). The highest sold price was $3,050,000, $1.45 million more than July 2016. The median price for a condo has gone up from $392,000 to $510,000. There are currently 12 active listing and 34 pending.

Capitol Hill Real Estate: Steady as She Goes

Capitol Hill SeattleCapitol Hill Real Estate is pretty steady as compared to last year.  This July there was 51 sales, the average days on market for a Capitol Hill property was 35 days, and the average sales price was just over $500,000.  Comparing this to last July there was 57 sales, the average was 32 days on market, and the average sales price was slightly over $525,000.  All the numbers are very similar to the previous year.  For example, the above pictured North Capitol Hill home sold twice in the past year and half.  Both times the home sold for essentially the same price indicating the market has been relatively steady over that time.

Capitol Hill real estate market has a small sample size so the statistics have to be tempered because a few sales can make a huge difference.  Looking at both residential and condo sales in the Central Seattle real estate market (east of I-5 to the lake; south of the Montlake Cut to I-90) the number of sales increased (last July 146 sales vs 153 sales this July) but the average sales price decreased slightly from $650,977 to $644,454.

Restaurant Marron Opening in Olivar’s Old Location

After 6 years on the hill, Olivar’s will close its doors at the end of April. According to Seattle Met, Eric and Zarina Sakai are bringing “fine dining without the fluff” to this historically unsuccessful restaurant spot, and we certainly hope they break the dryspell. OutWatch Group To Conduct Late-Night Patrols of Capitol Hill Streets

In response to a recent duo of violent attacks in the neighborhood – a rape and an attack on a drag performer – Jennifer Dietrich, who runs Capitol Hill’s Dr. Jen’s House of Beauty, is spearheading the formation a new public safety group called OutWatch, in an effort to make people feel safer walking around Capitol Hill at night.

The patrols, which will will be made up of groups of four, including two people trained in self defense, would operate from about 10:00 p.m. to 3:00 a.m., Thursday through Saturday, and would be available to escort people to their cars or to other safe places. According to an article about the meeting in The Seattle Times, Dietrich said, “Whoever lives and works up here should be able to get from point A to point B without being afraid or without being attacked.”

OutWatch hearkens back to an early-1990s group called Q Patrol, whose members were trained in self defense and patrolled the streets in response to gay-bashing incidents in the neighborhood.

Ghost Beach Performing at the Baltic Lounge this Weekend

Looking for something interesting to do this weekend on the Hill? If you haven’t been to a show at the Baltic Room in a while, head over and check out the third Friday Sex Pop series experience, featuring Electro pop group Ghost Beach on February 15th. They’ve barely been on the map for a year, but the Brooklyn duo Josh Ocean and Eric “Doc” Mendelsohn have already established themselves as a vibrant force to be reckoned with.Their first album was released last March, and their more recent debut of Modern Tongues EP  has Ocean unleashing the lyrics while Doc orchestrates the beats and guitar. This won’t be your typical electro pop show, with hip hop/dj Noah Hyde opening, tickling your ears with a mix of his remixes from Youth Lagoon, to Wake Owl before Ghost beach takes you on a feeding frenzy for the eyes and ears.

 

Seattle University Gets Approval to Plan Expansion

Yesterday Seattle University received the approval from the City Council for a plan that would more than double the school’s square footage of campus space on Broadway & Madison St. Right now the University is spread across 2.04 million sf of the 4.8 acre campus. According to the Daily Journal of Commerce, the school’s master plan is designed to stimulate growth of the University over the next 10-20 years, and by 2028 the school hopes to add 2.1 million sf of classrooms, parking, housing, retail and other buildings.

The plan includes taller buildings, and expansion of the campus’ boundary lines, and campus officials have said that the plan is necessary in preparation for the projected growth of the university; an estimated 2,500 students by 2028. Will this affect the cost of rent in the area? Most likely, but officials will have plans for housing to accommodate the influx of students who want to live on campus as well. The city’s approval doesn’t necessary approve any specific projects, but does allow the University to continue planning.
