Capitol Hill Real Estate Report – May 2017

Capitol Hill continues to grow as one of Seattle’s favorite neighborhoods. Last month there were 15 single-family homes sold, just two shy from last May (2016), with an average list price of $1,309,927. The highest cost for a home has gone up from $1,995,000 (2016) to $2,620,000 (2017) for residential homes in the area. There were 11 more condo sales last month compared to May of 2016, but prices saw a small drop. The highest price paid for a condo went down from $1,500,000 (2016) to $1,273,950. The average condo list price also had a small drop from $448,284 to $432,700. There are currently 21 active single-family homes and 34 pending. As for condos, there are currently 18 active and 42 pending.

Capitol Hill is a part of “Central Seattle” as defined my Seattle real estate agents. Central Seattle real estate basically includes the area from the Montlake cut to I-90 and from Lake Washington to I-5.  Currently, in this central Seattle area, there are 110 active listings.

November Real Estate Report!

Like the rest of Seattle, Capitol Hill real estate market continues to be very strong. This past month (November), Capitol Hill had 37 sales. While not a lot of sales, the details are interesting. Last month, the traditional Seattle home was listed for $849,880 and sold above asking price: $1,136,000. Another home was listed for $1,375,000 and sold for $1,510,000. With limited inventory, buyers are competing and raising the prices even higher than asking.  The median average sale price has gone from $447,500 (November 2015) to $567,500 (November 2016). The average highest price has jumped by $204,000 and lowest going up by $55,000. A couple sales can change the average quite a bit, for example Capitol Hill had several small condos sell in, what a difference a year makes!

Capitol Hill is one of the most popular neighborhoods in Seattle. The real estate is always booming in the area. Last month there with fifty sales, 37 of them being condos. There are currently 48 active listings and 82 pending. The lowest year-to-date sales price is up from $141,000 to $203,000 and the average year-to-date sales price is up from $567,000 to $609,350.

Capitol Hill Real Estate: February Report

The real estate market in Seattle’s popular Capitol Hill neighborhood was slightly down in February with 26 sales. According to the NWMLS, data shows a decline in sales from previous years of 33 in 2015, 34 in 2014 and 31 in 2013.  This year’s February listings sold for a total of $15 million. Out of these sales, 57% were condos as capitol hill is one of the more densely populated neighborhoods.

Currently, there are 54 active listings in Capitol Hill as well as 51 pending listings. The year to date median sales price for the area was $477,000 and the average sales price was $597,902.

HEADS UP: SDOT Plans Installation of DYNAMIC MESSAGE BOARD

Heads Up!

On the corner of 24th Ave East and East Galer, the SDOT wants to install a dynamic message board, similar to the giant ones seen on highways.

It’s unclear what information they plan to share on the board,  maybe, tell people about traffic on Montlake?  Nonetheless, it will be big, ugly and out of character for our neighborhood.  You can see photos at the facebook page below.

Melrose Promenade Plan Taking Shape, Set For 2017 Completion

Melrose PromenadeMelrose Avenue East runs along the western edge of Capitol Hill, and though it provides some of the best views in the city of the Olympic Mountains, the street itself is unwelcoming and often the site of robberies and other crime. A greenway at its north end that should be a perfect place to sit and watch the boats on Lake Union is overgrown and isolated from the rest of the neighborhood.

A group of neighbors has been working since 2010 to transform the street into an inviting promenade that will serve as Capitol Hill’s “front porch”, proposing wider sidewalks, benches, trees and new landscaping (including creation of Bellevue Place Park north of Roy Street), and public art. Aided by a $20,000 Neighborhood Matching Fund grant from the City of Seattle, the Melrose Promenade planning group released a Visioning Project Report in September 2013, outlining the group’s proposed design for the corridor. The planning process took a big step forward this October, as the City announced it would incorporate the promenade project in its citywide network of greenways, and set a project completion date for 2017.

While this is a major victory for the community members who have been working to see this project through, they still need public support, and there will be an extensive public engagement process throughout the planning stage in 2015. So, keep up to date on the project’s website, and if you would like to help fund the project you can do so through the Seattle Parks Foundation.

Gymnastics Coach Needed At Garfield High School

The school is in need of a head coach for its program, and without one the program may have to be canceled. Garfield’s team also runs a gymnastics summer camp, which could be in jeopardy, as well. Halloween Pub Crawl On 15th Next Saturday 10/25!

15th Ave Pub CrawlThink of next Saturday’s 1st Annual 15th Avenue Halloween Pub Crawl as trick-or-treating for grown ups, except instead of candy you’ll be collecting delicious beers and prizes at bars and restaurants up and down 15th.

Put on your costume and start the night off at Smith at 5:00 p.m. After that, the crawl will move every 45 minutes, starting with Coastal Kitchen (don’t forget to eat a few oysters…or a dozen), followed by stops at the Hopvine, Liberty, Harry’s Bar/Olympia Pizza, and the Canterbury. The person with the best costume will get a special prize, so make sure to stick around until the end!

Join In The ‘Clean Sweep’ Of Capitol Hill This Sunday

Your homes aren’t the only places that need spring cleaning, and this Sunday, June 7 you can help get the sidewalks and green spaces of Capitol Hill in tip-top shape for the year ahead by joining the Capitol Hill Chamber of Commerce in its annual Clean Sweep event.

The event, which started as an effort by a few neighbors to clean up Broadway, has grown into an effort that now boasts more than 400 volunteers and has been able to spruce up 23 blocks of Capitol Hill. All ages are invited to come and help out, and in addition to providing much-needed deep cleaning in the neighborhood, the event also provides residents and business owners a chance to connect and work together for a common cause. All cleaning supplies will be provided, as well as breakfast from Starbucks, lunch from local Capitol Hill restaurants, and a t-shirt for each volunteer. Meet at the Cal Anderson Park shelterhouse at 10:00 a.m. to get your breakfast and begin cleaning! Register for the event here.

A new feature of the event this year is the Shred-it! e-waste recycling drop off and paper shredding station in the Richard Hugo House parking lot, where people can bring up to 10 bags of paper for shredding and up to 10 electronic devices (TV’s, CPU’s, computer monitors, laptops, cell phones) to be safely recycled for free. The Shred-it! event is being held by 1st Security Bank and you can find a full list of what can and can’t be recycled on their website.
